Who can stamp fire sprinkler drawings in Florida?

Only a professional engineer licensed in the State of Florida can sign and seal fire sprinkler drawings submitted for permit. Most Florida jurisdictions require the PE seal on sprinkler and fire alarm plans before they will issue a permit. What does a fire protection engineer do?

A fire protection engineer designs the systems that detect, suppress, and control fire in buildings — primarily fire sprinkler and fire alarm systems. The work includes system layout, hydraulic and electrical calculations, code compliance analysis, and sealing drawings for permit. Fire protection engineers also perform code consulting, risk analysis, and performance-based design such as fire and smoke modeling.

How much does fire sprinkler system design cost?

Design fees depend on building size, system complexity, and how complete the architectural and MEP backgrounds are. EverSafe works on a fixed-fee basis, so you know the price before we start. How long does fire alarm design take?

It depends on the size and complexity of the building and the quality of the background drawings provided. Straightforward commercial projects move quickly; large or phased projects take longer. We give you a schedule with every fixed-fee proposal, and we prioritize permit-driven deadlines.

What do you need from me to prepare a proposal?

A brief description of the project is enough to start: building type and size, location in Florida, which services you need (sprinkler design, alarm design, stamping, consulting), and your permit timeline. If you have architectural backgrounds or plans, attach them — but they are not required for an initial quote.

Do you serve clients outside Central Florida?

Yes. We are based in Central Florida and serve clients statewide, including the Orlando, Tampa, Miami, and Jacksonville markets. All coordination can be handled remotely, and our PE-stamped deliverables are accepted by AHJs throughout Florida.

What is a third-party plan review?

A third-party plan review is an independent engineering review of fire protection drawings prepared by someone else — typically a contractor or MEP firm. We check the drawings against NFPA 13, NFPA 72, and the Florida Building Code, mark up any issues, and then PE-seal the compliant package so it can be submitted for permit.

What codes do you design to?

We design to the Florida Building Code and the NFPA standards it references, including NFPA 13 (sprinkler systems), NFPA 72 (fire alarm systems), NFPA 101 (life safety), NFPA 80 (fire doors), NFPA 92 (smoke control), and NFPA 855 (energy storage systems), as applicable to each project.

What is fire and smoke modeling used for?

Fire and smoke modeling uses computational fluid dynamics (FDS/CFD) software to simulate how fire and smoke behave in a building. It is used for performance-based designs where prescriptive code doesn't fit — such as atria, large open spaces, and complex smoke control systems — and to demonstrate to the AHJ that occupants can safely egress.

Do you design for energy storage systems and data centers?

Yes. We provide fire protection design for mission-critical facilities including data centers and energy storage systems, designed in accordance with NFPA 855 where applicable. This includes hazard analysis, suppression system selection, and clean agent system design, all PE-stamped and permit-ready.

What happens if the AHJ rejects the drawings?

Our process includes permit support: if the AHJ issues review comments, we respond to them and revise the drawings as needed to obtain approval. Because our packages are PE-stamped and designed to the applicable codes from the start, rejections are uncommon — but when comments come back, we handle them.
